Terms of Service

Reservations

A booking request made through this site is not a confirmed reservation until our concierge confirms availability in writing. No payment is taken before confirmation. Check-in is from 4pm and check-out is by 11am unless otherwise agreed.

Payments

A 30% deposit secures your dates, with the balance due 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due at confirmation. All prices are shown per night in USD and exclude the per-stay cleaning fee stated on each villa page.

Cancellations

Cancel more than 14 days before arrival for a full refund of amounts paid. Cancellations within 14 days are charged 50% of the stay total; within 7 days, the full stay total. If we rebook your dates, we refund everything except the deposit. We strongly recommend travel insurance.

House rules

Maximum occupancy, quiet hours (10pm–8am), pet arrangements, and smoking areas are stated on each villa page and form part of these terms. Guests are responsible for damage beyond normal wear; a pre-authorised security hold may be taken before arrival and released within 7 days of checkout.

Liability

Private pools are used at your own risk; children must be supervised at all times. To the maximum extent permitted by law, our liability is limited to the total amount paid for the stay giving rise to the claim.
